What the building actually is
Birch Street here runs through the Airport Area, the low-rise business district next to John Wayne Airport, and 4120 is part of an office park of roughly eighteen single- and two-storey buildings dating from the early 1970s. Signage is on the outside of each unit, which is genuinely helpful once you are in the right place and completely useless from the road.

Two practical notes. The lot is shared by the businesses in the park, so it is busier between about eight and nine in the morning and again at lunchtime, when the surrounding offices are arriving and leaving. And because the buildings are arranged around the lot rather than in a row, the fastest way to find Ste 104 is to park near the building with 4120 on it rather than at whichever entrance you came through.

Getting there
The Airport Area is bordered by the 405, the 55 and the 73, which is most of the reason the studio is as easy to reach from Irvine, Costa Mesa, Tustin and Santa Ana as it is from the rest of Newport Beach. It is also a few minutes from John Wayne Airport — close enough that a session between a flight and the rest of your day is a genuinely practical idea rather than a marketing line.
Traffic is the variable, not the parking. Late afternoon on a weekday is the slow window in every direction here, so if you are booking between four and six, give yourself the extra ten minutes rather than arriving compressed. Which brings us to the part that matters more than any of this.
Why arriving early is worth more than it sounds
Five minutes early, sitting down, is not a courtesy to the studio. It is part of the treatment.
